Thank you for your interest in our residential rental unit. The following are the required steps and documents towards consideration for approval. Please allow 72 hours after receipt of complete application for approval status. Please note, applications are submitted throughout the day and therefore home statuses may change frequently as a result the home that you apply for may have other applications. Approvals are on a most qualified and/or first come, first serve basis. We reserve the right of refusal.

 

RENTAL APPLICATION:  $50.00 Non-Refundable Application fee per adult - All occupants over the age of 18 years old must submit a completed rental application. The names of all occupants must be provided.  You may apply on-line at our website: www.813rents.com by selecting the Tenant Application link in our menu bar or obtain a paper application. All documents can be faxed to: 813-642-6423 or emailed to: management@813rents.com.

 

CREDIT/CRIMINAL/RENTAL HISTORY CHECK:  We perform a credit, criminal background and rental history check through our secured third party company. 

 

PROOF OF INCOME: We require proof of income and employment verification. If employed please provide at least two (2) month's  of the most current paycheck stubs, income must meet two and half times greater than the monthly rent. (If you receive any type of assistance or child support payment please provide a statement or award letter stating the total amount awarded per month.) Self-employed individuals must produce a copy of their most current federal income tax return or three (3) months most recent bank statements.

 

RENTAL HISTORY VERIFICATION:  Two (2) years verifiable residential history from a licensed apartment community or real estate company, or proof of mortgage and payment history from a licensed lender is required.

 

PROOF OF INDENTIFICATION: A copy of your Drivers License or State I.D. and A copy of your Social Security card or Visa

 

PETS:  Most pets are welcome depending on the type/breed of pet, the number and size of pets. There is a Non-refundable Pet Deposit Fee that must be paid in full, up front prior to or at time of lease signing. Please note that the following breeds are INELIGIBLE: Chow, Doberman, German Shepherd, Pit Bull, Staffordshire Terrier, Rottweiler, Presa Canarios, Akita, or any mixed breed dog that is half breed (or greater) with one or more of the aforementioned animals. Approval is required where HOA or Deed Restricted community.

 

POOF OF RENTER'S INSURANCE: (For homes where Renters Insurance is Required) Upon approval, we request a copy of your Renter's Insurance policy declarations page naming the property owner as additional insured or additional interests for the leased property and the policy effective date to begin at the start of the lease date.
